In todays global economy, partnership procurements are recognized as one of the most efficient and effective means of procuring public infrastructure and service transformation. Due Diligence

  • Cubic3 are working with funders and advisors in the technical and commercial due diligence of investments. We manage Due Diligence for Funders offering Senior Debt to a PPP (Legal, Financial and Insurance). We understand the commercial drivers from a funders perspective. We have extensive experience across sectors like health, waste, student accommodation, service stations, education and justice.

Delivery

  • At Cubic3 we appreciate the complexity of delivering the projects after Financial Close. After the bid stage team has completed the transaction, and the project evolves to construction phase, our professional, commercial and technically qualified personnel act to protect the interests of the Investors, Funders and the Authority in ensuring the projects objectives are interpreted and secured.

Operational Negotiation and Monitoring

  • After the commissioning process, we manage the transition to achieve an efficient operation of service, including negotiation and setting up of SPV governance and  reporting.

Asset Identification

  • Many organisations have evolved over a period of time and not maintained sufficient audit and knowledge of assets. Cubic3 have worked with many clients in detailed analysis of their estate and assets including title review to assess optimization of their estates strategy.

Asset Realisation

  • The team at Cubic3 has had extensive experience in working on asset realization strategies including feasibility and disposal justification. This experience has been on a regional or strategic site basis for public sector identifying surplus asset and enhancing value through mechanisms and investment vehicles.

Wider Markets

  • Cubic3 currently advise on public sector assets such as land, buildings and intellectual property, which are needed to deliver core services. The Wider Markets Initiative is a government policy designed to encourage the more intensive use of such assets through the development of new, non statutory goods and services which are sold on a commercial basis. The more efficient use of public assets that results helps the public sector to reduce its cost base and improve its skills base.

  • Dublin Criminal Courts PPP

    Cubic3 are currently carried out the Post Project Evaluation and recommendations to Irish Government on the Dublin Criminal Courts PPP project completed in January 2010.

  • Victoria Square Development

    Our team lead the Post Project Evaluation of the €300m city centre, retail led regeneration project. This includes recommendations for future regeneration projects in Belfast City Centre

  • Department of Justice & Law Reform Capital Appraisal

    Our team completed the 2010 review of all capital investments under the control of Department of Justice & Law Reform. This assurance and support role included strategic review of projects of a value in excess of €2.3bil.

Net zero investments

Cubic3 are structuring, developing and leading investment a number of sustainable social accommodation investments. It is recognized that in delivering public sector services over the next decade, the public sector will be confined to budgetary constraints. This has meant many services will not achieve the necessary investment to meet public needs. Cubic3 are working on a range of projects to invest directly in affordable housing, extracare, primary care, renewables and leisure sectors.

We act as lead sponsor and developer of projects and programmes. The Cubic3 team has had collective responsibility of origination, concepts, project incubation and delivery with value of more than €15billion globally.

Cubic have sustainability as core objectives and deliver schemes that are either recycling legacy buildings or Net Zero MMC new build. Cubic’s Net Zero model has been developed in association with Cambridge University and further evolution to a lifestyle model.
